The improvements and services of Upper Marjorie Manor are made possible by the tax district. The city does not fix roads, railings or provide any road services other than plowing. We need all taxes to be paid so we can continue the great work. The tax districts slow moving tax collection process is a function of the kind people on the board but we will regrettably use legal recourse in the near future. We fixed our side roads and the guard rail, and still, some people have not paid their taxtes. If you just moved here, 8 years ago all of the roads looked like the road at the top of the hill. If you've lived here a while, nothing needs to be said. Peace to all.

Initial Report For Tax District

 January 26, 2024

A few points about the UpperMarjorieManor tax district. The tax district was created 2013 by residents to deal with the roads that are NOT serviced by the City of Danbury. All of the roads were as bad as the road after the hill and we decided to create the tax district to fix our roads. After securing loans to fix the roads over time we are left with the one section after the hill. As of now, deliquent taxpayers and interest rates have prevented us from attaining the last loan needed to finish the job. That is where we stand now.

Tax district issue points:


-City of Danbury will plow if it's more than 2 inches. If they don't, like the last snow we had, call City Hall to complain, not the accountant.

-The City of Danbury does NOT sand the roads and we can't afford a sander (Delequint Tax payers).

-The City of Danbury used to bring us sand for the hill until 5 years ago. Former residents who had pick-up truck would get sand for free from the city. They have leftand not a single resident has offered to do that job a couple times a winter.

-Since the tax district was formed in 2013, we have lost 60% of our Board members. Not a single noewer resident (Last 7-8 years) has stepped up in those lost roles, but are the ones who complain the most.

July 16, 2023:

Tax bills went out on the 16th of July. Same story...Need everyone to get up to date on their neighborhood taxes. Unlike your Danbury tax bill, ours has stayed the same. We need volunteers to take on Tax district duties, like mine. If we get enough money in the account, we can finish the road by refinancing the loan.

July 1st, 2022: Tax bills went out a couple of days ago. There is still a significant amount of people who are NOT paying. It's amazing to me how we've worked to improve this tax district. New roads and rails have increased property values by 20% at least. For the new residents, All the roads here were like the road after the hill. If we didn't do the work, and the 75% of taxpayers didn't pay, your property and cars would be worthless. My favorite story is the amount of patriots who refuse to pay their taxes. Hypocracy reins supreme!

We need vounteers, 4, or 5, people have been keeping the books, dealing with vendors and filing tax liens for years. Nice to someone(s) step-up and pick up the slack.

There's a neighborhood meeting on Thursday, July 21, 2022 on the corner of Pine and Cedar at 7:00PM. New residents, people with questions, should definitely attend.

Your taxes didn't go up, your property value went up (Directly due to the tax district work). Mill rate is the same.

December 27, 2021

As the new year approaches the Upper Marjorie Manor tax district has been hanging on by a thread. We understand that COVID has played a large role in the dynamics of the tax district, but we need help to keep our neighborhood a great place for people to live. There is NO DOUBT that the tax district has increased the value of everyones home.

Issues in order of improtance:

Problem: There are 5-8 people who do not pay their taxes, this is killing us.
Solution: In the works- A UMM resident has stepped up to figure out the maze of tax liens and tax collecting.

Problem: Most of the road from the top of the hill to the stop sign is in bad shape. Due to lack of funds (see above), we can't fix it.
Soultion: Bill and Jon have made temporary fixes with millings found. Thank you.

Problem: No sand for the roads.
Soultion : Vito (coming back from a wicked injury) got sand. Thank you.

Problem: If 90% of the residents were up-to-date with their taxes, none of these problems would exist. Possible Solution: Maybe others could volunteer their time, or skills, in the upkeep and manitenance of UMM?


June 3, 2021

New tax bills will be sent out within the next month. We appreciate all the homeowners who cleared up their district taxes. We are in need of new UMM board members. Please call 860-880-0509 is you'd like to join. It looks good on a resume, and  it's pretty easy. We need an accountant, web site maintenance, and more.           

New News July 4th, 2020

Happy holidays and hopeful health. The 2019-2020 tax bills have gone out and we need to refill the bank account to pay for the new roads. The roads are amazing and thanks to Steve Huntley for his work on getting that done. Please pay your taxes as soon as possible, We've received back-taxes from a number of residents and UMM is glad to have more people on board.

***We are in desperate need of board members. We need an accountant, and a website maintenace person.

April 18th, 2020 It has been a while since the last update but a few board members have left the group. Hopefully, with new people come new board members. Most importantly, the board stayed together long enough to approve a new loan to fix he remaining roads. The road repair is nearly finished and we expect many of the unpaid taxes to get paid. It's the other Upper Marjorie Manor members you're stealing from!  Enjoy the roads and the increase in property value. Please thank Steve for all his hard work.

10-7-2019- Upper Marjorie Tax District neighborhood meeting is scheduled for Thursday, October 10, 2019. We will meet at Pembroke school and getting the roads done is at the top of the agenda. We also need to get more taxes paid and decrease the amount of leins I have to file in November. Paying your taxes are the lawful duty of members. There are not to use as protest or spite, thats what words are for. We have made so many improvements and the same 4-5 people have increased your home values. We hope to see a large turnout. 6-22-2019- The transition of treasurer is complete. Mike Sheiken is the new treasurer. He will repsond to billing questions and concerns. The board has been busy...

*Thanks to Lee Steuber for excellent bookkeeping since UMM beginning. It made for a smooth transition.

*Tax bills went out June 15, 2019. A number of people owe taxes from 2-4 years ago. Not really a good thing.

*The board met with 3 potential pavers and we are waiting for estimates to fix top of Pine Trail, Beech, Walnut, and from the top of the hill to the first curve.

4/18/2019-The board met to discuss the transition of treasurers, due to Lee's intent to sell her Upper Marjorie Manor property. We discussed a new paving project to include some/all side roads. We discussed tax collection, and immediate pothole repair. Planning a neighborhood meeting within next couple months. Summary of finances.

9/2018 - The Upper Marjorie Manor tax district met on August 16, 2018 and we had a great turnout. We discussed the guard rail, that is just about finished! We also discussed more improvements to the neighborhood like finishing the road after the hill, and fixing the terrible side roads. Full meeting notes can be attained by clicking this text. 5/2018 - The remaining board members met to discuss future projects and current issues. We are in need of new people to join the UMM board to help exucute plans and maintain information exchange. Complaining to your neighors does nothing, and not paying taxes steals money from your neighbors. If you want to do something, then join the board.
